Mixed-use development depends on relationships rather than a simple collection of programmes. Each use needs a clear role, while movement between them should feel intuitive to visitors, occupiers, and neighbours.

Making different uses work together
The scale of the programme allows different uses to reinforce the visitor economy while also serving residents and the wider region.
The design and management challenge is to create shared routes, legible entrances, and public-facing spaces that connect the programme without making any one component carry the whole destination.
